Check-in and Check-out Procedures

  • Check-in is contactless. There is no check-in desk—arrive after the designated time and use the provided code to unlock the door.
  • Before receiving check-in information, you must complete and sign the rental agreement after your booking is confirmed.

Property Access

  • The unit is located in Building 1 on the sixth floor.
  • All buildings have elevators.
  • The units offer accessibility features including step-free access to bathrooms and common spaces, wide doorways, and smooth pathways to the front door.
  • Public parking and a trolley stop are available at the bottom of the hill for access to Pigeon Forge attractions.

Policies and Rules

  • GUEST MAKING RESERVATION MUST BE 23 OR OLDER.
  • NO HOUSE PARTIES. Family groups only. Misrepresentation will result in immediate eviction without refund.
  • Management may refund deposits, refuse rental, or discontinue occupancy if the tenant is deemed detrimental to the property.
  • Grilling is prohibited on decks, balconies, and directly adjacent to buildings.
  • Fireworks are not allowed.
  • NO PETS ALLOWED – resort policy.
  • NO SMOKING inside the condo. Smoking is not permitted in any residence. A $150 fee may be charged for ionization if smoking is detected in the property.
  • Trailers are strictly prohibited. Alternative parking arrangements may be made through property management if needed.
  • The premises are for residential use only; no animals and for no other purpose whatsoever.
  • Tenants must comply with all restrictions, laws, and ordinances affecting the premises or occupancy.
  • No acts are allowed that would increase insurance rates or cause cancellation of insurance policies covering the premises.

Fees and Payments

  • A $250 security deposit is temporarily held on your credit card for damages after your stay.
  • Accepted payments: Visa, Mastercard, Discover, or American Express.
  • CANCELLATION/DEPOSIT REFUND POLICY:
    • Cancel more than 14 days before arrival: full refund.
    • Cancel 14 days or less before arrival: entire (100%) rental fee forfeited.
    • All cancellations must be made by phone at 855-44-SWEET. No online cancellations.
    • The company may cancel the booking for any reason; in this case, all monies paid will be refunded. The company is not liable for additional costs incurred by the client.
    • The company is not liable for loss or delay due to fire, flood, terrorist activity, political unrest, strikes, riots, war, technical/weather transport problems, or other events beyond control.
  • RESERVATIONS DO NOT INCLUDE: Expenses and items not mentioned, including but not limited to: transportation, tips, meals, insurance, telephone calls, and other personal items.

  • Free parking is available for one vehicle; trailers are strictly prohibited.
  • Alternative parking arrangements may be made through property management if needed.

  • Gathering and picnic areas with outdoor grills are available.
  • Property amenities include a quarter-mile walking trail on five acres, tetherball, volleyball court, horseshoes, two playgrounds, basketball court, and shuffleboard.

Safety and Emergency Information

  • Clients using the swimming pool or other facilities do so at their own risk. Injury, damage, or loss to personal property is the client's responsibility.
  • Tenants assume all risk of damage to their personal property and that of the landlord during use and occupancy.
  • Tenants agree to hold the landlord harmless and indemnify against risks associated with use and occupancy.
